The purpose of the maintenance program is to preserve the assets of the University while supporting its mission. We do this by performing:
Preventive Maintenance (PM) - A proactive approach to maintenance involving regular inspections and servicing of equipment to prevent breakdowns. It includes tasks like lubricating machinery, replacing worn parts, and testing safety systems. In FM, there are over 11,000 PM schedules set up to maintain our 28,000 assets. On average, we complete 65,000 hours of PM work each year. Additionally, we contract with elevator, fire alarm, roofing and other vendors to perform nearly $2M in PM work each year.
Corrective Maintenance (repairs) - When equipment or systems fail, corrective maintenance involves diagnosing and fixing the problem. This reactive approach is essential for restoring operations swiftly and minimizing downtime. On average, we complete over 100,000 hours of reactive work each year.
Service Maintenance - Routine general building maintenance such as painting, door/window/flooring/other structural element work – it is work that is associated with building structures as part of the building envelope, not necessarily the mechanical, electrical or plumbing assets. On average, we complete 160,000 hours of service work each year.
