Facilities Management's Maintenance Program ensures that campus buildings and systems remain safe, functional, and reliable. Our goal is to preserve University assets, minimize disruptions, and create a welcoming environment for students, faculty, staff, and visitors.
Services are performed by our skilled mechanics and licensed trades professionals. Each year, our teams complete hundreds of thousands of hours of work across nearly 200 buildings, using a mix of proactive and responsive strategies as described below.
Key Maintenance Services
Building and Systems Maintenance
We take a proactive approach to keep equipment running smoothly and prevent breakdowns. This preventive maintenance includes regular inspections and servicing of mechanical, electrical and life-safety systems. Tasks include lubricating machinery, replacing worn parts, and testing safety systems. Examples:
- Heating, ventilation and air conditioning (HVAC) systems (air handlers, chillers, boilers)
- Electrical systems, panels and generators
- Fire alarms and safety systems
- Elevators and lifts
- Roofs and exterior building shells
- Pest control
Repairs and Problem Resolution
When equipment or systems fail, our teams perform repairs and corrective maintenance to diagnose and fix problems quickly to restore operations and minimize downtime. Examples:
- Heating and cooling equipment repairs
- Temperature control issues
- Plumbing leaks and fixture replacements
- Electrical troubleshooting
- Life-safety system repairs
Interior and Structural Upkeep
We maintain the structural and basic aesthetic elements of campus buildings. Examples include:
- Painting and patching walls
- Repairing doors, windows, and flooring
- Maintaining building envelope components
Additional Services by Request
FM also provides extra services on a time-and-materials basis, including:
- Preventive and service maintenance for departmentally owned equipment and systems
- Hanging pictures and art
- Painting beyond routine upkeep
- Special requests for departmental projects
Maintenance services in supported buildings are funded from the Facilities Operations & Maintenance cost pool. Non-support buildings, as well as extra services, are charged to departments on a time and materials basis. The Facilities Cost Pool Document outlines when FM services are supported or chargeable.
